The six cost packages
Build the budget package by package. A quotation that covers four of these and stays silent on the other two is not cheaper — it is incomplete.
Land, civils and groundworks
Site preparation, piling where ground conditions require it, reinforced floor slab to the required flatness class, drainage, yard hardstanding and truck circulation.
The most common source of budget overrun — poor ground conditions are discovered after the budget is set, not before.
Structure and envelope
Portal frame or tilt-up structure, roof and wall cladding, insulation, roof lights, dock doors, levellers, shelters and personnel doors.
Scales with area and clear height; the frame cost steps up at high-bay heights.
Fire protection
Sprinkler design (in-rack or ESFR), pump house, water storage, detection and alarm, smoke ventilation and compartmentation.
Driven by stored commodity class and rack configuration — not by floor area.
Racking, handling and automation
Selective, drive-in, push-back or mobile racking, mezzanines, conveyors, sorters and ASRS. Automation raises capital cost and lowers labour and footprint per pallet.

Electrical, MEP and controls
HV/LV distribution, standby power, LED lighting and controls, heating and ventilation, compressed air where required, EV and solar provision, WMS network infrastructure.

Office fit-out, commissioning and acceptance
Office and welfare areas, IT rooms, testing and commissioning, operator training and documentation handover.

Warehouse type and throughput
A low-turn storage building and a high-turn distribution centre of the same area are different projects: dock count, staging area, power and fire protection all follow throughput.

Clear height and racking concept
Cost per ft² rises with clear height while cost per pallet position falls — until frame, sprinkler and handling equipment step up. Test the step point before freezing the layout.

Floor slab specification
Flatness class, loading and joint design are set by the handling equipment. Very narrow aisle trucks and ASRS require a far tighter, more expensive slab than counterbalance trucks.

Fire protection class
The stored commodity class drives sprinkler design. Plastics and aerosols can move fire protection from a minor line item to one of the largest MEP packages.

Automation level
Compare conventional, semi-automated and ASRS over the asset life at your real throughput — including maintenance, spares and obsolescence — not at purchase price.

Location and ground conditions
Ground bearing capacity, seismic and wind loading, local labour rates, permitting and site access move delivered cost independently of the design.

Sustainability requirements
Solar-ready roofs, EV charging, heat pumps and certification targets add capital cost and are far cheaper designed in than retrofitted.

Schedule
Compressed programmes raise cost through expedited freight, overtime and parallel working. Realistic lead times from qualified suppliers are the cheapest form of schedule control.
How to turn the estimate into a cost you can defend
- 1Define the operation, not the building. Pallet positions, daily inbound and outbound movements, SKU profile and peak seasonality. Area is an output of that, not an input.
- 2Fix the site constraints. Ground conditions, plot ratio, clear height limit, power availability and truck access.
- 3Choose the storage and handling concept. Conventional, high-density or automated. Do this before requesting any pricing — it changes the slab, the frame and the fire protection.
- 4Run the estimator. Enter area, warehouse type, clear height and fit-out level to produce an order-of-magnitude budget range for internal screening.
- 5Split the scope explicitly. Civils, structure, fire protection, racking, MEP, office fit-out and commissioning — with a written boundary for each.

How accurate is a $/ft² warehouse cost estimate?
It is an order-of-magnitude screening figure, typically within about ±25% for a conventional building on a normal site. It is intended to test whether a project is worth developing, not to replace a quantity surveyor's estimate or supplier quotations.
Why is cold storage more expensive than a dry warehouse?
Refrigerated buildings add an insulated envelope and vapour barrier, an insulated slab with under-floor heating, refrigeration plant sized on heat load and throughput, redundancy, defrost strategy and pull-down commissioning. How much does clear height add to warehouse construction cost?
Moving from a 28 ft to a 36 ft clear height raises cost per ft² by roughly 5%, and to 40 ft+ high-bay by around 12%, because of heavier frames and ESFR sprinkler design. Cost per pallet position usually still falls, which is why the comparison should be made per pallet, not per square foot.
Is an automated warehouse worth the extra capital cost?
Automation raises capital cost by roughly 40–50% and lowers labour, energy and footprint per pallet. It pays back where throughput is high, stable and labour is scarce or expensive. Model it over the asset life at your real throughput, including maintenance and spare-part availability.
Why do warehouse construction quotations differ so widely?
Because the scope boundary is not identical. Slab flatness class, fire protection design, dock equipment, standby power, office area, racking and who supplies civils and utility connections all vary between bids unless the RFQ fixes them in writing.
